Description du Poste

Le Building Surveyor au sein de JLL joue un rôle crucial dans la supervision des structures immobilières et la gestion de leur maintenance technique. Ce poste requiert une expertise spécialisée pour garantir l’intégrité structurelle tout en soutenant l’équipe de gestion technique dans la mise en œuvre de services complets.

Responsabilités Principales

Support Technique et Supervision

• Assist le Responsable Technique et l’Assistant Manager en bâtiment dans l’accomplissement de leurs missions.
• Supervise et rapporte les services techniques liés aux bâtiments dans le cadre du contrat établi.
• Assure la conformité avec les niveaux de service (SLA) et les exigences légales.

Gestion de la Maintenance des Bâtiments

• Soutient la création de plans de maintenance préventive annuelle.
• Exécute les programmes de maintenance préventive pour garantir un fonctionnement optimal des installations.
• Collabore avec les départements utilisateurs pour élaborer des plans de maintenance adaptés aux besoins opérationnels.

Analyse Technique et Reporting

• Surveille la qualité des services fournis et rédige des rapports techniques sur la condition des bâtiments et la performance de la maintenance.
• Propose des améliorations et évalue les initiatives en matière de performance des bâtiments.

Gestion de Projets

• Supervise les projets d’améliorations et de rénovations.
• Prépare les documents d’appel d’offres pour les travaux liés aux bâtiments.

Surveillance des Systèmes de Bâtiment

• Formule des stratégies de remplacement d’actifs et des régimes de maintenance adéquats.

Réponse aux Urgences

• Fournit un soutien technique lors d’éventuelles urgences liées aux bâtiments et est disposé à travailler de nuit ou durant les week-ends.

Inspection et Reporting

• Réalise des inspections régulières des bâtiments et prépare des rapports d’inspection détaillés.

Conditions de Travail

Le poste est basé sur site à Hong Kong, avec des horaires de travail flexibles nécessaires pour répondre aux situations d’urgence. Les candidats doivent être prêts à s’adapter à des horaires variables, y compris la nuit et les jours fériés.

Compétences et Qualifications Souhaitées

• Diplôme en ingénierie de bâtiment ou équivalent.
• Minimum 5 ans d’expérience en gestion immobilière et 2 ans en position de supervision.
• Maîtrise des applications Microsoft Office, en particulier Word et Excel.
• Bonne maîtrise de l’anglais et du chinois, particulièrement dans la rédaction de rapports.
• Capacités de communication solides et aptitude à travailler de manière autonome sous pression.
