Objectifs du poste

Le Project Manager recruté aura pour principales responsabilités :

• Gestion des coûts, des calendriers et des budgets globaux des projets.
• Supervision des entrepreneurs généraux et des autres fournisseurs directement contractés.
• Analyse et gestion des activités clés pour éviter les retards de calendrier.
• Évaluation des propositions de construction et des tarifs associés.
• Contrôle de la conformité des travaux réalisés pour profiter des dépenses d’investissement.
• Examen et validation des échéanciers coûtés.
• Conduite des réunions avec les clients et autres parties prenantes.
• Identification des facteurs influençant les coûts de construction.
• Expérience dans les méthodes d’approvisionnement en construction et équipements à long terme.
• Audit des estimations de coûts réalisées par les entrepreneurs.
• Soutien aux décisions d’ingénierie concernant les coûts et le budget pendant les changements de conception.
• Gestion des demandes de paiement.
• Suivi de la disponibilité des équipements par rapport au calendrier.
• Documentation des occurrences pouvant mener à des réclamations au nom du client.
• Advocacy pour le client lors des différends ou modifications du contrat.
• Supervision des examens des consultants en planification.
• Validation des factures et des paiements finaux.
• Gestion du transfert des opérations du bâtiment au client, y compris toute la documentation de clôture.
• Possibilité d’assumer des responsabilités de contrôle SOX.

Qualifications requises

Les candidats doivent posséder les qualifications suivantes :

• Expérience préalable en gestion de projets de construction, spécialement dans les secteurs de la biotechnologie, pharmaceutique ou autres installations techniques avancées.
• Compétences en communication professionnelles, organisationnelles et capacité à gérer plusieurs tâches simultanément.
• Attitude d’équipe, motivation autonome et volonté de soutenir d’autres groupes et projets.
• Capacité d’esprit entrepreneurial, créativité et dynamisme.
• Expérience de gestion, idéalement en leadership d’équipe.
• Compétences en développement commercial, y compris le développement de relations avec des clients existants et nouveaux.

Formation

Les candidats devront également répondre aux critères suivants :

• Diplôme universitaire en gestion de la construction ou domaine connexe.
• Membre ou en voie de devenir membre d’un organisme professionnel.
• Expérience dans la gestion de salles blanches.
• Capacité à obtenir une habilitation de sécurité.
• Maîtrise de la langue espagnole.
• Être citoyen permanent ou citoyen américain, ou citoyen du Mexique, du Canada ou du Royaume-Uni.

• Manage overall project cost, schedule and budgets.
• Manage General Contractor and other directly contracted vendors and consultants.
• Analyse, track and effectively manage critical milestone activities to avoid schedule slip.
• Review construction proposals and related pricing/scopes.
• Review, correct and assess work-in-place, to approve capital expenditure spends.
• Review and approve cost loaded schedules.
• Run and lead client and other required meetings.
• Identify the factors that influence construction costs and can monitor and report on this data.
• Knowledge and experience with all methods of construction procurement and long lead equipment.
• Review, validate and audit cost estimates prepared by contractors and others within a client’s organization.
• Support engineering decisions relating to the project cost and budget while design-build changes take place during construction.
• Review requests for payment.
• Track and ensure equipment meets the project schedule.
• Record occurrence that might result in a claim – acting on the client’s behalf.
• Advocate on the part of the client during disputes, disagreements, modifications, or change orders.
• Coordinate and oversee scheduling consultant reviews on the project.
• Review and approve final invoices, payment applications, retention payments.
• Oversee and manage the transfer of the building operations to the client including all close out documentation and warranties.
• SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Qualifications

• Experience as a Construction Project Manager with a track record of delivery in sector e.g. Life Sciences, Pharma, Biotech or other High Tech facility.
• Strong and professional communication skills, with great organization skills, ability to multi-task.
• Must have a “team attitude”, be self-motivated and be willing to support other groups and projects when required.
• Entrepreneurial thinking, creativity and dynamism.
• Management experience, with ability to manage and lead team in delivering a commission and general line management preferable.
• Manage revenue, team resource and priorities to ensure that client expectations are met.
• Experience with business development, including developing business with existing and new clients, and cross-selling.

Education

• University degree in Construction Management or a related field.
• Member of a Professional body preferred or working towards.
• Experience with Clean Rooms.
• Ability to earn security clearance or current security clearance.
• Spanish language fluency.
• Current permanent resident or citizen of the USA or Mexican citizen, Canadian citizen or UK citizen.
